During January 2020, Rose Barrantes and Tom Gibbons came together to start OPTIM. Each brought their level of expertise to create a multi-faceted real estate company that could better serve the industry.

Tom Gibbons

Chief Strategy Officer

Tom Gibbons, Chief Strategy Officer for OPTIM Real Estate Services, has over 20 years of experience in the real estate industry and is currently responsible for creating innovation, operational, and management strategies and focuses on OPTIM’s growth. Mr. Gibbons has extensive experience in the multifamily industry previously serving as Vice President of Strategic Partnerships and Director of Business Development for Legacy Partners. He has extensive operational experience through his time serving as Senior Manager and Regional Manager for Greystar, Lincoln Property Company, and Riverstone Residential.

Mr. Gibbons supports our clients in all aspects of acquisition, development, operations, and dispositions. He leads our efforts including underwriting, due diligence, pre-development services, all aspects of consulting, market research, and business intelligence.

In addition to the above, Mr. Gibbons was the founder of our charitable efforts that focus on providing fundraising and financial support to Cedars Sinai Cancer Institute. For the past two years, he has raised over $100,000 via the JSM Invitational. He has continued a focus on these efforts and OPTIM has made this our corporate charity. These efforts are aimed at continuing to raise funds for the Cedars Sinai Cancer Institute as well as provide financial support to our team members in case they experience a life-changing event.

Mr. Gibbons, in addition to his role as Chair of the Cedars Fund, is an active member of the Membership Committee for the Apartment Association of Orange County/Riverside County and has also been a supporter of the PTSD Foundation of America, launching their Southern California location.

Rose Barrantes CPM, CSM

Chief Operating Officer

Rose Barrantes, Chief Operations Officer of OPTIM Real Estate Services, has over 35 years’ experience in commercial real estate and is currently responsible for all aspects of OPTIM’s property management operations. She also provides support for acquisitions, due diligence, and dispositions, and oversees the transition of properties and operations across OPTIM’s portfolio. In addition, Ms. Barrantes has served as Senior Vice President of Oaks Property Management, where she oversaw the management, renovation, financial reporting, and staffing for a private portfolio in the multifamily and retail realm throughout Southern California. Ms. Barrantes core experience lies in the retail sector, where she was responsible for the repositioning of a dynamic coastal entertainment center, The Pike Outlets, a retail and entertainment metropolis on the waterfront in Downtown Long Beach for DDR which now operates under the ownership of SITE Centers (NYSE: SITC.)

In addition, Ms. Barrantes was Sr. Property Manager at Vestar Property Management where she oversaw the daily operations of 2.2M square feet of retail shopping center space in the Southern California market. She managed all acquisition and disposition within the California portfolio along with financial budgeting, collections, and reporting for 5 million square feet of retail space. She is a Certified Property Manager CPM® — Institute of Real Estate Management, Certified Shopping Center Manager CSM — International Council of Shopping Centers, and a California Real Estate Broker.

She was a Downtown Long Beach Association Board Member, City of Long Beach Economic Development Committee Member, ABC Unified School District School Site Council Member, ABC Unified School District Strategic Plan Committee Member, on the Downtown Long Beach Business Associates — Audit and Finance Committee, and Long Beach Chamber of Commerce — Woman’s Business Council Board Member.

Ryan Shamanow - Strategist for Optim Real Estate Services

Ryan Shamanow, the Strategist for OPTIM Real Estate Services, has primary functions that include underwriting, budget overview, report creation, and assisting in an oversight capacity for on-site operations. Ryan has worked in multi-family real estate since 2016. His experience includes Lincoln Property Company and working as an analyst for Legacy Partners.

Ryan graduated from California State University Long Beach with a degree in Mathematics. In his spare time, Ryan enjoys playing basketball, watching movies, and spending time with family.

Katrina Rasmussen - Regional manager for Optim Real Estate Services

Katrina Rasmussen has supervised a vast array of asset types and classes in residential property management, stemming from over 15 years’ experience, including third-party, owner/REIT managed assets, Class A+ lease-ups, and Affordable Housing Program compliance. As a Regional Manager with OPTIM Real Estate Services, Katrina supports, directs, and oversees the operations for multiple assets, guiding the on-site teams to achieve and exceed occupancy, financial, and resident satisfaction benchmarks. She has experience in areas such as property operations, lease-ups, Affordable Housing Compliance, interior and exterior renovations, budgets, forecasts, and capital project management.
